In addition to the dozen or so projects developer Alex Troyanovsky is working in Oak Park, he has upcoming projects in the South Loop, River North, other suburbs and bigger deals coming up in Arizona.
The projects’ sizes and location?#34;from two small, five-unit, $500,000 land cost projects on the 400 block of South Kenilworth Avenue to a $40 million, 300-condo project in Arizona?#34;reveal the diversification he strives for.
Construction is underway on the Regency Club Townhouses on the north end of what was the Bank One parking lot on Marion Street, and an accompanying condo building will follow. Townhouses are also underway at Phase III of Madison Square and on Kenilworth, while the mixed-use Opera House project is going up on the former Mar-Lac site.Still to come are:
The bank annex building just east of what is now Chase Bank on Lake Street and the former Razzle Dazzle building next door on Lake Street are being eyed for a second phase of Regency condos.
South Boulevard: Parcels near the corner of South and Forest Avenue will become upscale condos, while another building he owns mid-block could become 18-20 “boutique” condos.
Oak Park Avenue/South Boulevard: four buildings near the southeast corner of the block are being considered for two mixed-use buildings, probably in two phases.
Madison Street near Oak Park Avenue: townhouses and a mixed-use building where the Sear’s Pharmacy now stands. He will incorporate the Leona’s parking lot and two-thirds of the Leona’s building in other projects. The corner condo building will have to wait until 2007 for leases to expire.
